Luther Crest, which was Lutheran Homes Society’s first affordable housing site, is still one of its most popular and vibrant communities. It features 71 apartments in two separate buildings and shares a campus with Luther Woods, another LHS senior apartment community.
Like many LHS housing sites, Luther Crest has a spiritual foundation, because it was developed with the support of Lutheran and non-Lutheran congregations and the local community. Seniors of all faiths are welcome at Luther Crest, a ministry of Lutheran Homes Society.
This senior community provides a home with utilities and services at one reasonable rate. Following are some of the features and amenities provided:
- One-bedroom apartments, approximately 540 square feet, which include living and dining room space, and a full bath and kitchen
- All apartments ground level with patio
- Range, refrigerator and carpeting
- Individually controlled heat and air conditioning
- Central hallway to lobby, social areas, laundry and mailboxes
- Convenient parking and pleasant grounds
- Non-smoking campus
- Small pets welcome
Many services are provided to residents at no extra cost. These services include exterior maintenance, such as lawn care and snow and trash removal, and interior maintenance of electrical, plumbing, and heating and air conditioning systems. A wide variety of social opportunities are made available to residents, if they wish to participate. Activities vary and may include card parties, bingo, Bible studies, lunch outings, and monthly birthday parties. Check the monthly activity calendar for a full schedule of events. The LHS housing ministry also has several buses that can be used for scheduled outings at little or no cost to residents. Transportation can also be arranged through local senior transportation services.
Lutheran Homes Society is committed to helping residents age in the setting of their choice. A Service Coordinator is available on site to assist residents in procuring services such as meals, home health care, and housekeeping – all which help in maintaining an independent lifestyle.
Residents pay 30 percent of adjusted gross annual income. All utilities except telephone and cable are included in the rent.
Typical Floor Plan
An income limit is required for residents, because Lutheran Homes Society develops communities under special financing arrangements aimed at encouraging housing opportunities for seniors, primarily age 62 years or older. In addition, 10% of the apartments can be rented to individuals of any age with disabilities who would benefit from the special design features.
The eligibility guidelines for Luther Crest are designed to house extremely low and very low-income individuals. As defined by the U.S. Department of Housing and Urban Development, extremely low income does not exceed 30 percent and very low income does not exceed 50 percent of the median family income for the county or metropolitan area. To obtain the current income eligibility levels for Luther Crest, please contact the housing manager.
Income from all sources must be verified as part of the initial certifications process. Annual recertification also is required. All information acquired is kept confidential.
Lutheran Homes Society adheres to federal law which forbids discrimination in housing or services directly or indirectly on the basis of race, color, religion, sex, national origin, age, familial status, or disability. Alleged violations may be referred to a HUD regional office of Fair Housing and Equal Opportunity.
